ROCHESTER, Minn. – The University of Minnesota-Rochester has proposed converting the 11-story Doubletree Hotel downtown into a dorm. More dorm space is needed to meet soaring enrollment, the university said. If university regents agree, the hotel’s 186 rooms would be converted to freshman housing with 400 beds. The conversion, projected at $8.6 million, would be paid by Titan Development of Rochester, which owns the hotel. The university would agree to lease the building at $3 million a year for 12 years. Target for student occupancy: August 2023.
Doubletree Hotel. A four-star Hilton-branded hotel at 150 South Broadway. Rooms off the rack at $228 to $907 a night.
Conversion detail
The lower level would be used for recreational and gathering spaces and a swimming pool. The lower level also would house the front desk, staff offices, and breakout and study spaces. The second floor would become a dining hall. Floors 3 to 11: Dorm rooms.
Foyer. Remains with 28-foot ceiling. Skywalks and subways connect to UM-R.
Pool. Hotel pool would remains but with added rec spaces.
